General
What is asbestos and why is it dangerous?
Asbestos is a naturally occurring fibrous silicate mineral used extensively in UK building materials until its complete ban in 1999. When asbestos-containing materials (ACMs) are disturbed or damaged, they release microscopic fibres that can be inhaled. These fibres lodge permanently in lung tissue and can cause mesothelioma, asbestosis, and lung cancer - diseases that typically develop 20 - 40 years after exposure and have no cure. Asbestos is currently the UK's greatest cause of work-related death, killing around 5,000 people per year.
Does my property contain asbestos?
Any building constructed or refurbished before 2000 may contain asbestos. Common locations include roof tiles, ceiling and wall coatings (Artex), floor tiles, pipe and boiler lagging, soffits, and insulation board. The only way to confirm whether materials contain asbestos is through a professional survey by a qualified surveyor. Do not assume materials are safe - if in doubt, do not disturb them, and call a licensed contractor.
Is asbestos always dangerous?
Asbestos that is in good condition and left undisturbed may not pose an immediate risk. The danger arises when ACMs are damaged, disturbed, or deteriorating - releasing fibres into the air. However, because you cannot see, smell, or taste asbestos fibres, the only safe approach is to have materials properly assessed by a qualified surveyor before undertaking any work.
Surveys
What types of asbestos survey do I need?
There are two main types: a Management Survey (required for occupied or managed buildings - it locates and assesses the condition of accessible ACMs) and a Refurbishment & Demolition Survey (required before any refurbishment or demolition - it is a more intrusive survey of the areas affected by proposed works). Our surveyors will advise on the right type for your situation.
How long does an asbestos survey take?
A typical domestic management survey takes 1 - 2 hours. Commercial and industrial surveys vary depending on the size and complexity of the building. We aim to provide survey reports within 3 - 5 working days, with expedited turnarounds available on request.
What do I receive after a survey?
You receive a full written survey report with an ACM register, condition ratings, risk assessments, recommendations, and photographic evidence for all identified materials. The report is written in plain English and forms the basis for any required management plan or removal specification.
Removal
Do I need a licensed contractor to remove asbestos?
Yes, for most asbestos removal work. Under the Control of Asbestos Regulations 2012 (CAR2012), licensable work - which covers the majority of asbestos removal including asbestos insulation board, lagging, and sprayed coatings - can only be carried out by a contractor holding a current HSE asbestos removal licence. Safeline Environmental holds the HSE 3-year gold standard licence.
How long does asbestos removal take?
Timescales vary significantly depending on the type and quantity of material, the access requirements, and whether notifiable non-licensed work (NNLW) or licensed work is involved. A domestic removal job might take a day; a large commercial project could take several weeks. We provide a clear programme for every project before work commences.
Will my property be safe to use after removal?
Yes. On completion of licensed asbestos removal, independent air testing is carried out to confirm that airborne fibre counts are at or below clearance levels. Only once clearance is achieved is the enclosure dismantled and the area handed back. You receive the air test certificate as part of your digital completion file.
Can I stay in my home during asbestos removal?
In most cases, the affected area of the property will need to be vacated during removal works. The extent of disruption depends on the location and scale of the work. We always discuss this with clients clearly before work starts, and aim to minimise inconvenience wherever possible.
Waste & Disposal
Can I put asbestos waste in a skip?
No. Asbestos waste is classified as hazardous waste and cannot go into standard skips, household waste bins, or domestic recycling. It must be collected, transported, and disposed of by a licensed waste carrier, with full consignment documentation. Safeline Environmental manages the entire disposal process.
What paperwork do I receive for waste disposal?
You receive consignment notes and waste transfer notes confirming compliant disposal at a licensed facility. These documents form an essential part of your compliance record and may be required by insurers, local authorities, or CDM coordinators.
Training
Who needs asbestos awareness training?
Any worker whose activities may disturb asbestos - or who supervises such workers - is required by CAR2012 Regulation 10 to receive adequate asbestos awareness training. This includes electricians, plumbers, carpenters, decorators, roofers, HVAC engineers, demolition workers, maintenance staff, and many others.
How often should training be refreshed?
We recommend annual refresher training. CAR2012 requires training to remain adequate - and as regulations and best practice guidance evolve, annual refreshers help ensure continued compliance.
